McShane Construction Completes 165,230 S.F. Build-to-Suit Regional Headquarters for Golden State Foods

Jeffrey A. Raday, PE, President of McShane Construction Company, is pleased to announce that the firm has completed the design/build construction for the new 165,230 square foot, LEED-Gold Regional Headquarters and Logistics Center on behalf of Golden State Foods.

The build-to-suit is located at 8901 West 47th Street in McCook, Illinois, a well-positioned transportation corridor within the near west suburbs of Chicago.

As one of the largest diversified suppliers to the foodservice industry, Golden State Foods has a client base spanning 100+ customers and 125,000 restaurants including McDonald’s, whom they’ve been serving for more than 60 years. The new Regional Headquarters and Logistics Center was designed and constructed to optimize efficiencies and support the operations of this successful foodservice supplier within the Midwest region.

The state-of-the-art facility features a two-story, 32,338 square foot corporate office and a 124,353 square foot warehouse/distribution area designed in a cross-dock configuration offering 40′ clear height, 52 external docks and 56,448 square feet of dry storage space. The build-to-suit incorporates a sophisticated freezer/cooler component utilizing a CO2 cascade refrigeration system that maintains cooler storage and dock staging at 34°F and freezer storage at 10°F. As part of the assignment, McShane completed the construction of a separate on-site maintenance facility together with sitework including landscaping and generous on-site parking artfully situated around the perimeter of the window-lined contemporary building.

To best support optimum operations, McShane Construction utilized an innovative high-performance concrete floor particularly supporting the sizable freezer/cooler space where the most damage is sustained by the subzero temperatures. The project team installed shrinkage-compensating concrete poured in 25,000 square foot segments that eliminated many control joints resulting in higher performance and limiting future maintenance requirements.

Trevor Ragsdale, SIOR, Managing Director, Head of Industrial Brokerage – Chicago and Kris Bjorson, International Director, of JLL represented Golden State Foods in the site acquisition and build-to-suit transaction. Rick Steger, Senior Vice President, and Bradley A. Wood, Vice President of the Project & Development Services Group, also of JLL, provided the construction management services for the facility. Ware Malcomb served as project architect for this sizable build-to-suit assignment.
